THE AWARD CATEGORIES

The 2026 Surrey & Southern Counties Property Awards will recognise excellence in just 12 categories, which are divided between those requiring on-line nominations and those that require a written submission for judging.

JUDGED CATEGORIES REQUIRING WRITTEN SUBMISSIONS. ENTRY DEADLINE FRIDAY 25th SEPTEMBER 2026.

The Surrey & Southern Counties Property Awards is open to all developments, properties and projects that have been built in Surrey, SW London, Sussex, Hampshire, Berkshire and Kent [please see map for defined areas] and that have been completed between June 2024 and August 2026.

 

The closing date for entries is Friday 25th September 2026. All entries received by this date will be submitted to the judging panel and the winners announced on Thursday 3rd December at the Surrey & Southern Counties Property Awards.  The judge’s decision is final, and no correspondence can be entered into.  The Surrey & Southern Counties Property Awards does not operate a shortlist and therefore the winners will only be announced at the Awards Ceremony.

 

All entries will be submitted to the judging panel for their consideration. It will be at the discretion of the judges if they decide to make site visits. Prior to submitting your PDF entry please ensure you pre-register by completing the Entry Registration Form with contact details and the full address of the project/property/development.

Best Boutique Development (under 20 units)

This category seeks to find a small but perfectly formed development offering new homes of any size or style. A strong collaboration between the developer, planners, architect/s and consultants will have harnessed exceptional design features, creative spaces and good landscaping with a layout that ensures the development sits comfortably in its surroundings to provide the all-important kerb appeal.

Best Large Development (20 units and over) 

Open for projects with more than 20 units of any type and style. In this category the judges are looking to identify a development offering a collection of properties that presents visual appeal, and a recognition to ‘placemaking’ through its location, and any additional facilities such as open space, cycle stores, discreet refuse stores, lighting and perhaps a ‘wow gated entrance’. Through the rigours of the planning process consideration will also have been given to architecture and materials, as well as the site layout with eco features and good landscaping being evident. A substantial part of the development should have been completed during the period June 2024 – August 2026 and enough for the judges to see the main building/s and ideally landscaping in place.This category also offers RP’s [formerly Housing Associations] the opportunity to enter affordable housing projects that either stand-alone or form part of a larger scheme where good design and place-making has excelled.

Best Commuter Project

With many towns and villages ideally positioned for commuter lifestyles, this category endeavours to identify a thoughtfully designed family home, apartment, or development that ideally meets the needs of a busy commuter and perhaps their family. As well as location being key and transport links being essential, the judges will also be taking into consideration other lifestyle factors such as: suitability, lock-up and go, additional amenities/facilities, access to shops and recreation, as well as any outdoor space/s.

Best Apartment Scheme - New for 2026

From coast to country, urban to suburban the geographical reach of the Awards covers a wide area with a broad and very varied landscape.  In this category the judges are seeking to find an apartment scheme that not only suits its position and environment, but where the housebuilder and the design team have applied thought and effort into creating a building that provides a place to be proud of.  Private, affordable and retirement schemes can all be entered in this category and will be judged on merit not on a price point.

Property / Development of Outstanding Architectural Merit 

Judged by the former Chair of RIBA Surrey

From the seaside to the countryside and beyond, the Judge is looking for perfectly crafted developments, conversion projects, a bijoux one-off home or the most luxurious property. In this category the Judge will be looking to identify either a single property or a development where astute architecture, design and materials have worked creatively to deliver a residence(s) that offers a uniquely attractive overall perspective, with architecture being at the epicentre.

Prestige Property (with a price point in excess of £1.5M)

ThePrestige properties, which are often in coveted locations, offer buyers the opportunity to experience individuality in a crowded marketplace. In this category judges will be looking for a single property that exudes visual appeal and a sense of arrival. Typified through its appearance, the use of materials, design and landscaping it should offer a sense of exclusivity and prestige to set it apart.  This category is open to all house types where one property, either stand-alone or part of a larger development can be identified as the ‘Prestige Property’ e.g. a penthouse, a bespoke property or a conversion project. 

Properties should have been built and completed between June 2024 to August 2026.

The 2026 Judges Award for Property Excellence (includes all entries)

The judging panel will join forces to identify a particular property, development, or project that they consider to be outstanding in every way.  From architecture to accessibility, from materials to the minutiae, from location to landscaping and from precision to practicality, every aspect will be carefully evaluated before they make their decision, and the winner of this category announced. 

 

There is no requirement to make a separate entry for this category, all the entries received by the closing date will be presented for The Judges Award.

ON-LINE NOMINATIONS
WEBSITE CLOSES 25th SEPTEMBER 2026.

Companies who have worked on a project, as outlined on the area map, can participate in the 2026 Surrey & Southern Counties Property Awards by inviting clients, suppliers and industry peers to place nominations for them.


Those submitting nominations will be asked to complete a short questionnaire to support and validate their nomination.


Nominations are invited for all company types in the relevant categories that have worked on a project in South West London, Surrey, Sussex, Hampshire,  Berkshire or Kent [please see map for defined areas], and those making a nomination should have used the services of the company during the period - January 2025 to September 2026.
Only one nomination will be permitted per IP address in each of the online categories.
Nominations will be randomly checked through the reporting system to verify information provided.


The website will close for nominations on Friday 25th September.
No shortlist will be published and the winners in each category will be announced at the Awards Ceremony and Gala Dinner on 3rd December 2026.

Open Work Space

Architectural Practice of the Year

This award recognises the skill and understanding involved in designing projects that merge intrinsically with their surroundings, whilst offering the developer or private client outstanding creative solutions and meticulous attention to detail. The company should have demonstrated the ability to work closely with developers, private clients and contractors and have displayed not just excellent design flair, but also the ability to maintain and manage project timelines.

New Homes/Residential Agent of the Year

The new homes sector has been very influential in changing the face of traditional residential property marketing.  In this category the awards are seeking to find an agency that has harnessed new homes in its sphere of operation, either with a new department or as part of its existing residential sales set-up. This category is looking for a business that can demonstrate gold standard communications and a collaboration between the client [developer] to achieve a personalised buying experience through cohesive, stand-out marketing in a highly competitive and crowded marketplace.

Land Promoter of the Year 2026

New for 2026 this category seeks to find a Land Promotion company [or individual] that has played a significant role with the marketing and promotion of land by unlocking complex sites and delivering added value for landowners and housebuilders alike. Through strategic vision, planning expertise, and commitment to community collaboration, these companies successfully navigate shifting regulations to accelerate the delivery of new homes and regeneration.  Their ability to shoulder the planning risks, and sometimes financial has set a new benchmark for responsible, high-quality land promotion.

Best Professional Services Company

To include Financial Services, Accountants, Chartered Surveyors, Engineers, Construction and Project Management Consultants, Planning Consultants, Landscape Designers / Architects etc.
 

   This category seeks to identify a company or consultancy that has provided outstanding and consistent service and advice to those operating in the property and/or construction industry. This sector often works behind the scenes in support of clients and projects, but the award aims to recognise the exceptional talent and dedication of groups such as: Financial services, Planning Consultants, Accountants, Engineers, Project Management and Recruitment Consultants, Landscape and Interior Designers etc.

Property Law Firm of the Year
